Firstly, there will likely be architect fees to pay for the creation of a blueprint without which the job cannot be safely done. You will have your idea of what you want the extension to include. The architect is the person who will turn your idea into a blueprint, the vital step between imagination and a finished product. Most importantly, the architect is the person who will find a way that the work can be done safely and securely, and that your extension will be built to last. Their fees can vary – but if you are looking for a small extension, the fees aren’t likely to be huge.
There may also be additional costs for more complicated jobs that need to be done as part of the extension. While a homeowner might wish for a straight build-up extension on top of their garage, the process of completing that work might involve putting in place extra supporting joists, taking down walls, and more besides. Again, these additional costs can mount up – but if you get quotes from reliable, reputable contractors there is no need for them to rise too high.
Finally, you will have to make some allowance for VAT on any building work you have done. This is usually charged at the standard rate of 20%, with some exemptions that are charged at 5% (such as turning a single home into a House of Multiple Occupation or converting a commercial property into a residential dwelling). Without paying the required rate of VAT on a building job, the extension cannot be said to have been built legally, and would be uninsurable.
